Rights and Restrictions

Since the 1970s, the properties in Canoe Pond Village have been subject to a set of Rights and Restrictions designed to preserve the beauty of the neighborhood and the safety of residents.  At the 2017 Annual Meeting, the Board of Directors created a Rights and Restrictions Renewal Committee to review the property restrictions for Canoe Pond Village then in effect and make a recommendation to the Association about renewal. 

The Committee conducted a neighborhood survey about the rights and restrictions and shared their findings at the annual CPVA meeting in August, 2018.  Below you will find a copy of the presentation summarizing the results of the survey and listing the Committee's recommendations.  You will also find a copy of the Rights and Restrictions that were effective from 2001 to 2021.

In 2021, a majority of homeowners voted to amend and renew the Rights and Restrictions for another 20 years.   The amended Rights and Restrictions were filed with the Barnstable Registry of Deeds in November 2021 and are effective through 2041.  Below is a copy of the Rights and Restrictions minus the signature pages for each owner.
